My wife and I bought a house in Scottsdale with my daughter for her to
live in. After 2 years of paying a mortgage and juggling roommates she
decided she wanted to rent out the house and see Europe. The planned 3
months turned into 6, 6 into 9 etc. She was on an island off the coast
of Thailand at the time the tenant’s lease was expiring and the
tenant was not answering her phone or responding to emails. It finally
dawned on me that I was the property manager. I began by calling the insurance
company to have them send all communication directly to
me. I was told, by them that my wife and I were not on the policy, it
was an owner occupant policy, my daughter had voided the policy when she
vacated, and they were canceling the policy. I was a thousand miles away,
didn't’t know a soul in Scottsdale and I was in trouble.
I found Jim Kreisman through the internet. What a gift! Jim, it turned
out, is the kind of agent you read about in insurance company magazines.
He made two trips to the house that day! He discovered that it had not
been kept up the way it should have been (i.e. the gate from the ally
to the pool area was hanging off its hinges etc.). Jim then not only told
me what the problems were, he email me pictures of the entire property
so I could see for myself, told me what needed to be done to satisfy the
company and put me in touch with a man who could cleaned up the property
and a real estate agent. I was able to get the gate fixed on Sunday, and
the new policy was in place by and I was finely able to sleep at night.
